The advantage to buying a condo unit.

When you want to buy a cooperative (coop) unit, you have to first be approved by the coop board - which does not have to accept any applicant and also does not have to explain reasons for rejection. That is a burden on both the seller and buyer of a coop unit. This is not the case with the sale or purchase of a condominium unit.
